Plans Revealed for Major New MVT Residential Development

As reported by the Washington Business Journal earlier this week, owners of the surface parking lot at 1001 6th Street NW – one of the last remaining large-scale development sites in both Mount Vernon Triangle and downtown DC – announced at DC Board of Zoning Adjustment hearing that the project is now planned to become all-residential apartment building with ground-floor retail. It’s been through all sorts of iterations, but it now appears a major development pitched for Mount Vernon Triangle will be a fully residential affair.
Plans are solidifying for the parking lot at 1001 Sixth St. NW, also known as 501 K St. NW, where Steuart Investment Properties and Boston Properties Inc. once envisioned a large trophy office building to match the commercial district around it.
In August, the developers filed revised plans with the Board of Zoning Adjustment for a pair of 14-story towers, connected by a catwalk, on the block. At the time the developers envisioned two options: a 508,240-square-foot residential development with 550 units and 40,717 square feet of ground-floor retail, or a 541,853-square-foot residential and hotel alternative with 465 dwelling units, 270 rooms and 31,056 square feet of retail.
It has since decided to go all multifamily, the developer said Wednesday during the project’s first appearance before the BZA.
